Do you have a property to manage?  From 1 to 10000 units representing the Waycross, GA area.

What would happen:

  1. A letter is sent out to your customers introducing my company is the place to contact to pay your rent and place any work orders.
  2. If possible get a local bank, credit union or an online bank where we can make the deposits for your customers.  We will also need a credit/debit card to vendors and other repairs that are needed.
  3. Work Orders, we will dispatch qualified personnel to your customer’s place to fix what needs to be fixed.
  4. We will background check tenants to find out if they have previous evictions or felonies.
  5. We will make sure they are paying on time and your property is being maintained.
  6. There has to be a groundskeeper to pick up trash, sweep and shovel snow if required.
  7. We will go to court if necessary.
  8. When a person leaves, we will send in cleaning personnel to clean and clean the carpet.
  9. You will get a monthly report showing you the status of your properties and any reports you might need to give to your c.p.a.
  10. If you are taking over rental units, I will stop and pick up all the current leases.
  11. Your rentals can be set up for daily, weekly, monthly or yearly rentals.

Fees

  • $20 per unit per month, minimum $300 per month
  • Repair staff and materials will be deducted
  • $50 fee to run background check per person – charged to a potential tenant
  • groundskeeper is $12 per hour * 20 hrs per week

Other fees to be charged and charged back to the customer

  • $200 fee to go to court
  • $50 5-day pay or quit notice
  • $5-$10 per day late charge
  • $10 Trash/Litter fee
  • $200 pet deposit fee – this will go toward carpet replacement when they leave.
  • $10 per month pet rent fee
  • $200 clean-out apartment fee
  • $100 Final Cleaning to ready for next customer
  • $ ? any supplies needed to bring the apartment back to ready status for the next customer
  • For credit card payments via PayPal, our flat-rate pricing structure is a base rate of 2.9% plus $0.30 per transaction. – you or the tenant can be responsible for the fee. $800 bill will yield a $23.50 fee.
  • Get $10 off your payment if the tenant pays before the 1st of the month.

You can set the qualifications

  • No felonies in the past 5 years
  • No evictions in the past 3 years
  • Proven income must be 2 times the rent
  • No section 8
  • No children under 12
  • Adult community only, age over 40 only

What are the main things that will be in the lease all that will be at your request.

Pest control – first 30 days we will handle any animal or pest control, after that the tenant is responsible

Work Orders – first 30 days we will handle any request, after that there is a $19 copayment.

The tenant is responsible for the purchase and replacement of light bulbs and a/c filters.
